Prices vary widely between cities and between neighbourhoods. PUT.ma publishes a per-city barometer, recalculated daily from published listings: median sale price, price per m² and median rent, broken down by property type. These are asking prices set by sellers, which are not the same as recorded transaction prices.
See the price barometerYes. Non-residents can buy property in Morocco (apartment, villa, riad, building land) on the same terms as residents. The main restriction concerns agricultural land, where acquisition by foreigners is regulated. Purchases are completed before a notary and the property is registered with the land registry.
Beyond the advertised price, a buyer should budget for registration duties, land registry fees and notary fees, plus any agency commission. The applicable rates are set by the annual finance act and published by the Moroccan tax authority — check them before signing, as they can change from year to year.

Publish a listingPUT.ma offers an estimation tool based on the city, neighbourhood, property type and surface area, compared against listings published in the same area. It returns an indicative range, useful for setting an asking price, but it does not replace a professional valuation.
Estimate my propertyMoroccan banks finance home purchases over terms of up to 25 years, with a personal down payment and a capped debt-to-income ratio. How much you can borrow depends on your income, your existing commitments and the term you choose. Our simulator estimates the monthly payment and borrowing capacity before you approach a bank.
